Every result depends on the inputs you enter. Federal payroll rates built into the tools are reviewed each year, and the date is shown on each tool page. State rates, insurance rates, production rates and trade presets are examples only. Use the rates from your own policies, state notices, crews and contracts.
State and trade guides
Our state guides summarize mechanics lien, retainage and prompt payment rules, and our lien deadline and retainage tools use the same summaries. These rules change, depend on the facts of each project, and often have exceptions and notice requirements that a summary can’t cover. Always check the current statute and talk to a construction attorney before you rely on a deadline or send a notice. A missed lien deadline usually can’t be fixed.
Trade guides describe common estimating practices. They aren’t a substitute for your plans, specifications or local codes.
Scope language and documents
Inclusions, exclusions, clarifications, proposals, change orders and pay applications made with our tools are starting points. Review them against your plans, specifications and contract. Have an attorney review contract terms where appropriate.

Sample estimates and takeoffs show the format and level of detail of our work. Their quantities and prices belong to past projects and markets and shouldn’t be reused.
